Design and construction

One company draws it and one company builds it.

Design-build means the drawing and the crew answer to the same contract. When something is found behind a wall, there is nobody to hand the problem to.

Design

Measured survey, layout options, material and fixture selection, and a drawing set complete enough to build from and to price honestly.

Construction

The trades below, sequenced and supervised, with the site protected and left clean at the end of each day.

One point of contact

The same people from the first measurement to the final adjustment. Questions get answered by someone who was there.

  1. 01

    Demolition and strip-out

    Existing fixtures, finishes and substrate removed back to structure, with the rest of the home protected while it happens.

  2. 02

    Framing and blocking

    Steel stud or timber, squared and plumb, with blocking set behind every future fixture, niche and bench so nothing is chased in later.

  3. 03

    Plumbing rough-in

    Supply and drain relocated to suit the new layout, pressure-tested before anything closes up.

  4. 04

    Electrical rough-in

    Circuits, switching, outlets and recessed or concealed lighting positioned to the drawing.

  5. 05

    Waterproofing

    Cement board, bonded flange, banded seams and inside corners, sloped pans. The layer that decides how long the room lasts.

  6. 06

    Large-format tile and slab

    Porcelain panels sequenced for continuous veining, set on a levelling system to keep joints flush across the wall.

  7. 07

    Finish and fixtures

    Grout, silicone, trim, glass, valves and fittings set and adjusted.

The shower enclosure sheathed in cement board with waterproofing membrane banded across every seam and inside corner in orange. The recessed niche is blocked in plywood and the sloped curb is wrapped and sealed.

Stage 03 — waterproofing

Looking straight down onto the shower curb: the mitred porcelain return is taped along its length, and a string line runs corner to corner across the pan with leveling clips holding the fall true toward the drain.

Stage 05 — fall to the drain

The finished second bath wide: the tub set beneath a book-matched Calacatta panel with a wall-mounted rain head and slide bar, the oak vanity at left, and a full-height greige partition to the right.

KC Design Build Inc. works on home remodeling generally. The project documented on this site is a bathroom renovation, which is what the current photography covers.
